This shows the high housing costs in southern Maine and the big differences in buying power all over the state. The listing also attracted a lot of interest in other states, according to the article. 

It makes sense to me, given the island's location. The article mentions that if it were situated further south, its price would likely be much higher. However, its current location justifies the listing price.

$725k is a low price for an island of this magnitude, acreage, and location. No wonder so many out-of-staters are intrigued by the possibility of buying. I bet you a dollar that a bidding war will probably take place. Normally, an island in Maine would cost over a million(s) dollars, so this low price tag is very intriguing, to say the least.

According to the article, the caretakers hope the new owners will preserve the island's 300-year history and tradition of shepherding.
