Looking for a Deal? These Maine Counties Have Flat or Falling Home Prices
It’s no secret that home prices in Maine have been climbing, with some counties seeing massive jumps over the past year. But not every part of the state is feeling the heat.
While the statewide median price increased by nearly 12%, according to the Maine Association of Realtors, they did spotlight a few counties that have managed to dodge the trend—some even saw prices drop. If you’re looking for a spot where your dollar still stretches a little further, here are the Maine counties where home prices have stayed put or even dipped.
Knox County: Holding Steady
Despite the price surges elsewhere, Knox County’s median home price remained flat at $440,000. This coastal gem, home to Rockland and Camden, has plenty of appeal, but buyers here seem to be holding their ground.
Whether it’s a balancing act of supply and demand or just a pause in the demand, Knox is one of the few places where the price tag hasn’t budged.
Lincoln County: Barely a Bump
Known for its charming waterfront towns like Damariscotta and Boothbay Harbor, Lincoln remains a desirable but relatively stable spot for homebuyers.
Lincoln County saw a tiny 0.94% increase, with the median price inching up to $430,000, according to the Maine Association of Realtors. That’s about as close to a standstill as you can get in this market.
Piscataquis County: A Small Dip
Unlike most of Maine, where prices are rising, Piscataquis County actually saw a slight decline—down 0.83% to a median sale price of $183,500.
This rural county, known for its vast wilderness and outdoor recreation, remains one of the most affordable places to buy a home in Maine.
Somerset County: The Biggest Drop
If you’re looking for the best bargain in Maine, Somerset County might be your spot. The Maine Association of Realtors stated that prices here fell a whopping 6.37%, bringing the median price down to $194,500.
With its mix of forests, rivers, and small towns, this region offers plenty of space and affordability—something that’s becoming harder to find in the state.
What Does This Mean for Buyers?
While much of Maine is experiencing price hikes, these counties offer a rare break from the trend. Whether you’re looking for a coastal retreat, a small-town escape, or a rural haven, these areas might be worth a closer look.
