As a realtor, I tend to nerd out on fun facts and stats. So naturally, I thought it would be fun to find the smallest home that sold in Maine in 2023. Spoiler alert: it’s tiny, and might make your studio apartment look like a mansion.
You may have seen those mock videos on Instagram, showing desperate people converting spaces the size of walk-in closets into single-family residences. It’s a humorous commentary on today’s housing market prices, but this home isn't too far from that reality.
To be fair, I set some ground rules for my search. For a structure to qualify as a “house,” it needed at least one bedroom, one bathroom, a septic system, electricity, and heat. Basically, it had to be set up for year-round living. No hobbit holes allowed!
And the winner is... a 252-square-foot home in Smyrna Mills, Maine. Never heard of Smyrna Mills? Me neither, until now. It’s a tiny town up in "The County" near Houlton, with a population comparable to the size of the home itself. According to the 2018 census, the bustling metropolis of Smyrna boasts a grand total of 420 residents.

I was intrigued by this pint-sized palace, which sold for $67,000. Was it an Airbnb, cozy rental, or someone’s primary residence? After doing some detective work (aka researching like a nosey neighbor), it appears that the new owners are indeed calling this little home their own. Props to them for embracing minimalist living to the max.
So there you have it—the tiniest home that sold in Maine in 2023. It may be small, but don't worry, there's an RV hookup for guests who would like to visit. And with less space to clean, it’s a neat freak’s dream come true. Let’s just hope they’re not hoarders, because that could be a scary site (not to mention a fire hazard).
